Centrally located within the heart of beautiful West Dapto, the Lynden View & Sanctuary View Estates enjoy a spectacular view of Kembla Grange. The two projects together will house over 500 families and Craig & Rhodes are extremely proud to create new communities and jobs in the fast-growing Illawarra Region. We were engaged to provide our client with Project Management, Land Surveying, Civil Engineering designs and Contract Superintendency services to deliver the residential developments from initial planning & design to registration of the subdivisions.

The success of the neighbourhood plan was a result of the integration of modern urban planning principles and robust civil engineering design. Our Engineers successfully delivered these outcomes through a thoughtful master planning process. Our masterplan subdivision layout carefully considered the block orientation to address the steep terrain. A terraced bulk earthworks design strategy was implemented to promote solar access and incorporated the requirements of the West Dapto Release Infrastructure Plan including road typology, bus routes, major intersection design and cycle path linkage, all of which offer great amenity to the future residents.

The Craig & Rhodes design team also had to overcome a series of complex above and below ground utility services. Through our 3D visualisation modelling, we mapped out the entire above and below ground service networks and presented the utility service Authorities with the full picture of project constraints. We were successful in gaining the necessary approvals to progress the project through Subdivision Works Certificate approval and Construction.

Our Project Managers liaised with Council and Service providers to deliver all essential services including water, sewer, gas, electricity and communications to each residential lot, gaining  permission to enter from adjoining developments. Utilising our extensive experience in Contract Management, our Superintendents were on site supervising the principal civil contractor with bulk earthworks, constructing road and drainage works and installing all services. We provided our Client with the management of progress claims, review of variations and extension of time requests to make sure the contract was delivered on time and to budget.

Throughout the process, our Land Surveyors were on site, checking completed works to produce the Subdivision Certificate and Deposited Plans to enable registration at the Land Registry Service NSW.

The dedicated park land not only provided the community with a panoramic view of the magnificent Kembla Grange but also a home for endangered native flora and fauna. All trees were surveyed and tagged by the Craig & Rhodes Surveying team to allow specialist consultants to carry out a comprehensive native flora and fauna assessment.
